Twenty-Three Years Selling Oklahoma Ground.

Rise Above Realty's land division has closed thousands of acres across central and southern Oklahoma. From Logan, Canadian, and Grady counties down through Carter, Bryan, and Pushmataha. Two licensed people work this side of the business, start to finish.

Thousands of acres closed.

Across Logan, Oklahoma, Canadian, Grady, Carter, Bryan, and Pushmataha counties. Every one of them listed, marketed, and closed by one of the two licensed people whose names are on this page.

A family in Oklahoma real estate since 1982.

Brad's father started brokering that year. Brad has been at it full time for 23 years, and he and Jeremy built the land side of the business together.

A licensed broker on every property.

Staff may take the first message, but the person who walks your ground pulls the records, runs the comps, and answers the phone at seven on a Tuesday.

What we do

Four things, done properly.

Selling Your Land

We price it off real comparable sales, market it to people who actually buy ground, and get you to a closing table that doesn't fall apart over an access issue nobody checked.

Start with a value report

Land Value Report

Tell us roughly where the ground is. You'll get a written number, the sales it's based on, and no calls you didn't ask for.

Request yours

Buying Land

Water, access, minerals, and what the soil will actually carry. We answer those before you're under contract, not during the option period.

Inherited Land

We're familiar with the complications that come with inherited ground. Heirs in different cities, no agreement on a price, and years gone by. We've worked through it before and we'll walk your family through it.

The process

How We Sell Land

01

Parcel research

Legal description, plat, county records, tax status.

02

Boundary and aerial mapping

Interactive map with lines, topography, and soils.

03

Mineral and surface review

What's severed, what's pooled, what conveys.

04

Marketing

MLS, Land.com, LandWatch, our buyer list, and the neighbors who've been watching your ground.

05

Closing

Through a title company that closes rural transactions all week.

Most of our listings take 60 to 120 days. Ground with an access problem or a title issue takes longer, and we'll tell you which one you have before you list.

What Is Your Land Worth?

Tell us where it is. We'll pull the records, run the comparable sales in your county, and send you a written number with the sales it's based on.

Our team reviews every request that comes in, and Brad or Jeremy calls you personally within two business days. The report follows a few days after that. If you'd rather not be called, say so in the form and we'll email it.

You don't have to list with us to find out what your land is worth.

Send us the legal description and we'll pull the records, run the comparable sales in your county, and give you a real number and how we got to it. If you decide to hold it, hang onto the report. There's no cost and no obligation, and we won't call you every week afterward.

Straight answers

The questions people actually ask.

Why is the commission higher than it was on my house?

A house has appraisers, lenders, and a stack of recent sales down the street to price it against. Land has none of that. Far fewer people are shopping for forty acres than for a place to live, and reaching them takes months rather than weeks. The rate is negotiable and set per property, and we'll walk through what we're doing to earn it before there's anything to sign.

How do I know you won't underprice it just to get a quick sale?

Because you'll see the sales the number came from. The county, date, acres, price per acre, and the adjustments for access, water, tillable ground, and whether minerals convey. You know your ground better than we do. If one of those sales doesn't compare, tell us, and we'll take another look.

What if I'm not ready to sell?

That's most of the people we talk to. Some are five years out, some are waiting on a sibling, some just want the number for estate planning. Knowing what the ground is worth doesn't commit you to anything, and the report is still useful if you never sell a thing.

Brad Huffman, Managing Broker and Owner, Rise Above Realty

Brad Huffman

Managing Broker & Owner

Brad Huffman is a Marine Corps veteran and a second-generation Oklahoma broker with twenty-three years in real estate full time. His father has brokered Oklahoma property since 1982. Brad has closed more than 200 transactions as an independent managing broker across land, commercial, and residential, and he and Jeremy built the land side of the firm together.

Brad handles the valuations, the estate files, and the court-appointed and fiduciary work, receiverships, trustee sales, and property tied up in probate or partnership disputes. That work brings its own deadlines and reporting requirements, and it is a large part of why attorneys, banks, and trustees send land his way.

He has served as a board member of the Commercial Real Estate Council and the Homeless Alliance, and he invests in real estate himself, which means he has sat on both sides of a closing table. More at riseabovere.com.

Find Out What It's Worth.

Most people who ask aren't selling this year. They want a number they can plan around, an answer for a sibling, or a figure for the estate file. That's a fine reason to ask, and it costs you nothing.

Every request gets read, and Brad or Jeremy makes the call.
